Are there great deals on Birmingham homes for sale?
Well sure, but as I talk with prospective buyers I continuously find they often have unrealistic expectations of what a great deal is. Year-to-date statistics provided by the Birmingham Multiple Listing Service show homes (single family residences, condos and townhouses) have been selling at an average of 94.75% of the list price!
This week I had buyers ask if I thought the sellers would take $160,000 for a home listed at $220,000. These buyers really love the home. It meets all their requirements (which are many, leaving few housing options for them). They are well aware that the home has other interested buyers. The house is well-priced. It is in excellent condition. The sellers do not have to sell although they would like to.
Do I think the sellers would take this offer? DO YOU?
While there may be some "steals" out there, the MLS statistics should convince you that is certainly not the norm. Of course you want to get the best price possible on a home, but do you want to risk losing it to another buyer?
